The five buildings, amounting to nearly 55,000 square feet at 1621-1661 E. Sunset Road, had just been purchased for $3.15 million by Canadian-based Sundance Plaza, LP, which enlisted Gatski Commercial Real Estate Services to handle property leasing and management. Today, the occupancy rate is greater than 75 percent, and business is on the rise.</p>
<p>A Gatski Commercial Real Estate Services team consisting of Investment Sales and Leasing Senior Associate Nicholas Barber and Investment Sales and Leasing Associates Jeremy Foley and Jason Brooks worked with the owner to offer flexible deal structures, competitive pricing and incentives to appeal to prospective tenants. Gatski also initiated cosmetic changes, such as paint, tenant signage above units, property flags and landscaping. In doing so, they attracted a wide range of new tenants, including Mister Cool, Video Game Repair, Invictus Training, Obliphica Hair Products and Discount Furniture.</p>
<p>With a 20 percent increase in occupancy, Foley says he views this as a case study for other properties. “I think it is a testament to what can be achieved with an aggressive owner and leasing team,” said Foley. “We’ve been given a significant amount of flexibility with regard to making deals and securing tenants. This flexibility extends to length of terms, low initial occupancy costs, allowing early occupancy and, of course, free rent incentives. It shows what can be done to sign tenants, even in the most trying of times.&#8221;</p>

Fourteen children, ranging from age four to 16, spent part of their day at Gatski Commercial Real Estate Services.</p>
<p>Vanessa Reinhart, PHR, Human Resources manager for Gatski Commercial Real Estate Services, said children enjoyed a mini-training session with the following lessons:</p>
<p>Saving Money: They learned that they had to earn their money and then save it. They each got a treasure box to collect their Gatski Dollars that they earned with each lesson.</p>
<p>Time Management: They learned that they need to be aware of their time and where they need to be ahead of time. They each received a calendar to which they could add their own designs .</p>
<p>Responsibility: They learned that the chores they do today will help them with the responsibilities they have at work later on. They each received a responsibility chart.</p>
<p>Thank you: They learned that you have to show your appreciation and thank people. They designed a thank you card for Gatski Commercial Real Estate Services CEO, Frank Gatski.</p>
<p>Gatski General Store: They were able to spend the money they earned on small toys.</p>
<p>The younger kids spent the rest of the day with their parents and enjoyed Happy Means. The older kids shadowed their parents for the entire day and had pizza for lunch.</p>

Gatski Commercial Real Estate Services&#8217; Jeremy Foley, associate, investment sales and leasing, Nick Barber, senior associate, investment sales and leasing, and Jason Brooks, associate, investment sales and leasing, represented the seller, Glen Allen, in the transaction and Bill Walsh, of New Growth Commercial, represented the buyer, Mazeppa LLC.</p>

<p>A 10-year lease renewal with Capriotti’s Horizon, LLC. Gatski Senior Sales and Leasing Associates Rob Lujan and Jason Simon represented the tenant in the transaction, and David Lipp CCIM, Associate Grubb &#038; Ellis represented the landlord, Investors Warranty of America. The total value of the lease is $222,419. The 1,250-square-foot retail space is located at 771 E Horizon Dr., Henderson, within the Cornet Plaza. The Cornet Plaza is a 27,160-square-foot retail center built in 2006, and other tenants include Papa John’s and Metro PCS.</p>
<p>A five-year lease renewal with Aloha Charleston, Inc. Gatski Senior Sales and Leasing Associate Laramie Bracken represented the landlord, Charleston Vegas #1 LLC, in the transaction. The total value of the lease is $191,128. The 2,000-square-foot retail space is located at 4446 E. Charleston Blvd., Las Vegas, within Charleston Square. Charleston Square is a 110,890-square-foot retail center built in 1979, and other tenants include Viva El Taco, Inc. and Radio Shack.</p>
<p>A 65-month lease with Minds That Matter LLC, a 1,385-square-foot retail space at 10575 S. Eastern Ave., Las Vegas, for $188,985. Nicholas Barber, Jeremy Foley and Jason Brooks of Gatski Commercial represented the landlord, CW Capital, in the transaction.</p>
<p>A 60-month lease with Tropical Smoothie Cafe, a 1,272-square-foot retail space at 4001 S. Decatur Blvd., Las Vegas, for $137,364. Nicholas Barber, Jeremy Foley and Jason Brooks of Gatski Commercial represented the landlord, CW Capital, in the transaction and Alan Horwith of Sunbelt Business Brokers represented the tenant.</p>
<p>A 60-month lease with Cordner Financial Services, a 2,874-square-foot office space at 331 N. Buffalo Dr., Las Vegas, for $136,597. Jason Brooks, Nicholas Barber and Jeremy Foley of Gatski Commercial represented the landlord, Omninet Westcliff LP, in the transaction.</p>
